Poland Housing Market in 2026: Stability, Moderate Growth, and Renewed Demand

The Polish residential real estate market is entering 2026 with signs of stabilization and measured recovery after several years of strong price growth. Forecasts from major property portals and market analysts indicate that the housing market will continue its structural equilibrium, with demand rebuilding and sales activity increasing across key segments.

In the primary market, new home sales are expected to rise by 10–15% year-on-year, supported by potential interest rate cuts, rising wages, and broader economic growth, which improve buyer capacity and confidence.

The secondary market is also forecast to see a 5–10% growth in transactions, driven by an expanding housing offer and renewed buyer interest.

Price dynamics in 2026 are expected to be moderate rather than explosive. Analysts anticipate home prices to increase a few percent above current levels or align with inflationary trends. This reflects a shift away from rapid price inflation toward balanced growth, partly due to increased supply outpacing immediate demand in some cities.

Despite potential upward pressure on prices from limited supply and construction costs, the overall picture is one of market consolidation  with buyers benefiting from improved financing conditions and more choices, while sellers and developers adapt to a less volatile environment.

For investors and high-net-worth buyers, this translates into a stable environment with continued opportunities in both new developments and secondary assets  a key signal that 2026 may be less about rapid growth and more about sustainable real estate value creation across Poland.
